Al Jaddaf, Dubai: Should You Buy Property Here? (2026 Guide)
Published: November 3, 2026
4.5
Short answer: Al Jaddaf suits buyers who want a central, metro-connected Dubai address and rental income of roughly 5-7% gross and who can accept flat recent prices and a large pipeline of new apartments. If you want a quiet suburb villa or quick appreciation, look elsewhere.

Where is Al Jaddaf?
Al Jaddaf (also spelled Jadaf) sits on the western bank of Dubai Creek in Bur Dubai, facing Dubai Creek Harbour and the Ras Al Khor Wildlife Sanctuary. By car, Downtown Dubai and Business Bay are about 10-15 minutes away and Dubai Festival City Mall about 7 (Emirates Estate). The area mixes residential towers, hotels, hospitals and the last working dhow yards.

Why buy in Al Jaddaf, and what to watch
Central location
Al Jaddaf is 10-15 minutes by car from Downtown and Business Bay, which supports rental demand from professionals working there and in Dubai Healthcare City.
Watch: traffic builds on the main roads at peak hours.
Transport now, more planned
Al Jadaf station (opened 2014) and Creek station are on the Green Line, and abra boats run to Dubai Festival City and Dubai Creek Harbour (Bayut).
- Blue Line: scheduled for 2029; its first route starts at the Al Khor Interchange Station on the Green Line in Al Jaddaf, then serves Dubai Festival City, Dubai Creek Harbour and International City (Gulf News).
- High-speed rail: the RTA chairman named Al Jaddaf as one of two Dubai stations on the planned Abu Dhabi-Dubai line, about 30 minutes at up to 350 km/h, with no opening date (Gulf Business).
- Al Ghurair masterplan: a one-million-sq-ft mixed-use “five-minute city” designed by Pelli Clarke & Partners, with no launch timeline (Gulf News).
Watch: the rail station and masterplan have no dates, so treat them as upside, not certainty.
Lower entry prices and payment plans
Off-plan launches start around AED 720K, for example Azizi Jaddaf Beach Oasis (handover Q4 2028, 10/40/50 plan) per Off Plan Compare. See our current Al Jaddaf listings [link to listings page] for what is available now. Watch: off-plan means waiting for handover and carrying delay risk, so confirm dates with the developer.

Bayut, 13 October 2026; advertised prices, yields calculated here. Dubai Land Department records analysed by iRealEstate show a median of about AED 2,030 per sq ft and an average gross yield of 6.0%. Watch: all yields exclude service charges and vacancy.
Healthcare, waterfront and culture
Latifa Hospital, Al Jalila Children’s Hospital and Hamdan Bin Rashid Cancer Hospital are in or beside Al Jaddaf, with Dubai Healthcare City minutes away. The Jaddaf Waterfront promenade, the Jameel Arts Centre, Zabeel Park and the Ras Al Khor Wildlife Sanctuary are close by. Watch: noise near dhow yards, industrial plots and construction; nearly all stock is apartments; there is no large mall inside the area.
Supply: the main risk
iRealEstate counts about 7,000 units in the pipeline against about 2,600 completed, and prices were roughly flat over the last 12 months. New stock can cap rents and resale values, so favour buildings with a clear edge: size, view, finish or a short walk to the metro.
Dubai 2040: does it matter here?
The official Dubai 2040 Urban Master Plan does not name Al Jaddaf. It upgrades nearby Downtown and Business Bay, aims to double green and leisure areas and favours mass transit and walking, which fits the direction of Al Jaddaf’s projects. Treat it as context, not a price guarantee.

Who it suits
Good fit: investors who want rental income and can hold for several years, and professionals working in Downtown, Business Bay or Healthcare City. Probably not: villa or quiet-suburb seekers, and anyone counting on fast price growth.
Costs to budget for
- Dubai Land Department transfer fee: 4% of the purchase price.
- Agency commission: typically 2% on resale purchases.
- Service charges: set per building each year; ask for the latest figure.
- Residency and ownership: AED 2 million or more can qualify for the Golden Visa; foreign buyers can buy freehold in designated areas, so confirm the project’s status before reserving.
